Greenhouse Buying Guide: How to Choose the Right One for Your Yard

The single best thing you can do when buying a greenhouse is decide things in the right order. 🧭 Use first, site second, size third, material fourth. Almost every regret we hear about comes from someone who did it backwards, fell in love with a model, and then tried to make their yard and their goals fit around it.

This guide walks the order that works. It covers both families we sell, polycarbonate and glass, and within glass both the aluminum framed and the wood framed versions, because they suit different people and pretending otherwise would not help you. 🏡

1️⃣ 🎯 Start with the use

Be specific with yourself here, because everything downstream depends on it. "A greenhouse" is not a use. These are:

  • 🌱 Season extension. Start seedlings six weeks early, push tomatoes into October. The most common goal, and the easiest to satisfy.
  • 🥬 Serious production. A meaningful share of the household's vegetables. Needs floor area, and more of it than people think.
  • 🌿 Overwintering and collecting. Citrus, tender perennials, tropicals. Needs frost protection and often supplementary heat.
  • 🪑 A garden room. Somewhere to sit, eat, read, with plants around you. A different product entirely.
  • 🤝 Genuinely both. Common, and workable, if you plan the split before you buy rather than after.

💡 The test we suggest: if you had to give up either the growing or the sitting, which would you give up? That answer decides material later.

2️⃣ 📍 The site, before anything else

Sunlight

You want at least six hours of direct sun in the growing season, and ideally winter sun too, which is a different thing entirely because the sun sits much lower. Walk your yard in the afternoon and note where shadows fall. A greenhouse in the shadow of the house from 2pm onward will disappoint you every February. ☀️

Orientation matters less than people fear. The classic advice is to run the ridge east to west for winter light, but for a backyard greenhouse, avoiding shade beats optimizing orientation. Put it in the sunniest spot and stop worrying. 🧭

The ground

Check three things with a string line and a level, today, before you shortlist models:

  • 📐 How much fall is there across the footprint? Under two inches is easy. Over six inches means excavation or a retaining edge.
  • 💧 Where does water go after heavy rain? If the spot holds a puddle, it will hold it under your greenhouse too.
  • 🪵 What is underneath? Tree roots, a buried line, old rubble. All are cheaper to discover now.

Once you know the ground, pick the base to match: compacted gravel for most growing structures, pavers or a slab when the greenhouse will also be furnished. 🧱

Access

Freight arrives on a pallet, curbside. Measure the route from where a truck can stop to where the greenhouse will stand. Gates, narrow side yards, steps and tight corners are the things that turn delivery day into a problem. 🚚

3️⃣ 📏 Sizing, and the mistake everyone makes

The most repeated regret in greenhouse ownership is buying too small. It is close to universal. Nobody writes in to say their greenhouse is bigger than they needed. 😅

Two reasons. First, a greenhouse fills up faster than any other yard structure, because every seed tray is a claim on bench space. Second, cost per square foot falls as the structure gets longer, since the gable ends, doors and hardware are already paid for. Extra length is the cheapest floor area you will ever buy.

4️⃣ 🧊 Now choose the material

With use, site and size settled, this becomes straightforward rather than agonizing.

  • 🏗️ Twin-wall polycarbonate if growing is the point. Better insulation than single glazing, effectively hail-proof, most floor area per dollar, and a gravel base is enough. Our polycarbonate range starts at courtyard size and runs to near-professional footprints.

5️⃣ 🔩 Reading a spec sheet properly

This is where good greenhouses separate from bad ones, and where the marketing photos stop helping. Look for these, in this order:

  • 🧱 Panel thickness. 4mm twin-wall is fine in mild climates, 6mm is what you want anywhere with real winter. You cannot upgrade later without re-glazing.
  • 🔩 Frame material and gauge. Galvanized steel or extruded aluminum, and pay attention to profile size, not just the word.
  • 🌬️ Published wind rating. A number, not "sturdy". Ours run to 65 mph on the polycarbonate range and 115 mph on the aluminum glass range.
  • ❄️ Snow load. Critical anywhere north of the snow line. Our polycarbonate models are rated to 3 ft.
  • ☀️ UV protection on panels. A co-extruded UV layer is what stops yellowing. Ours block 99% of UV.
  • 🪟 Number of roof vents, and whether they are included. Frequently sold separately elsewhere.
  • 🚪 Door type and width. Can you get a wheelbarrow through it? Genuinely ask.
  • 📜 Warranty, and on what. Panels and frames are often warranted separately and for different periods.

6️⃣ 🌬️ Ventilation is not an accessory

A sealed greenhouse in July is an oven, and heat kills faster than cold in a home greenhouse. 🔥 The rule of thumb used by growers is that total vent area should be somewhere around a fifth of the floor area, split between roof vents and a door or louver low down so air can move upward.

Check what the model includes before you compare prices, because a greenhouse with one roof vent and one with four are not the same product even at the same size. Automatic vent openers, which work on a wax cylinder and need no power, are among the few accessories we would call close to essential. 🪟

7️⃣ 📜 Permits, zoning and HOA

This is the section where wrong information circulates most, so here is the careful version. ⚠️ Rules are local, and you must confirm yours before ordering.

The International Residential Code, which most US jurisdictions adapt, generally exempts detached accessory structures up to 200 square feet from requiring a building permit. That is the baseline many people have heard. 📏

What matters more is the exceptions, and they are common:

  • 🔹 Plenty of jurisdictions set a lower threshold, frequently 120 sq ft, sometimes less.
  • 🔹 Some require a zoning permit at any size, even when no building permit is needed.
  • 🔹 Setbacks, lot coverage limits and easements apply regardless of the permit question. A structure that needs no permit can still be in the wrong place.
  • 🔹 Running electricity or plumbing to the greenhouse almost always triggers a permit of its own, whatever the size of the building.
  • 🔹 An HOA is a separate authority entirely. Its covenants can restrict height, materials, color and placement even where the city has no objection.

8️⃣ 🚚 Delivery and assembly

Three things to plan for, none of which are surprises if you know them in advance:

  • Lead time. From payment to delivery, count roughly 4 to 6 weeks on polycarbonate, 10 to 12 weeks on the Scandinavian wood range and 14 to 16 weeks on aluminum framed glass. Quality greenhouses are manufactured, not pulled off a shelf.
  • 🚛 Curbside freight. A liftgate truck sets the pallet down at your curb. Shipping is free across the 48 contiguous states, but moving the pallet to the backyard is your job.
  • 🔨 Assembly. Budget two to three days with two people. No professional installer is required, but a second pair of hands is not optional when you are positioning panels.

💡 Do the base while you wait for delivery. It is the one job that must be finished before the pallet arrives, and the one people leave until the weekend before.

🚩 Red flags when comparing sellers

  • No published wind or snow rating. If they are not stating a number, there is a reason.
  • Panel thickness not specified. "Polycarbonate" alone tells you nothing.
  • Ship-in-48-hours pricing on a large structure. That is a warehouse product, not a manufactured one.
  • Vents sold separately without being flagged. Check the included list, not the hero image.
  • Warranty terms that are vague about what is covered. Panels and frame should be stated separately.
  • Dimensions given only in one place. Footprint, ridge height and door width should all be findable.

What size greenhouse should a beginner buy?

Most households are well served by 60 to 120 square feet. It covers full season extension plus a summer crop without dominating a yard. Given that cost per square foot drops with length, going one size up from your first instinct is usually the better value decision. 📏

Often not, but you must check locally.
